Application Process

·Each occupant 18 years of age and older must fill out an application and pay a non-refundable application processing fee

·Upon receiving each applicants completed application, required documentation, and processing fee TradeMark Residential will:                                            

  • Run a Credit Report 

  • Run a Criminal Background Check

  • Review Employment Verification (includes two recent pay stubs or letter from supervisor)

  • Retrieving Rental/Mortgage Verification

·The application process can take several days. The individual owner of the property is fully responsible for approving or denying the applicant.

·Upon approval of your application, the full security deposit must be paid and the lease signed within 72 hours. Arrangements are to be made with your TradeMark Residential leasing agent. Please review TradeMark Residential’s Move-In Process Timeline  before submitting an application.

Application Fees  

  • Application Fees, Security Deposit, and First Month’s Rent must be paid by Money Order, Cashier’s Check, or Credit Card Online

  • Application Processing Fee: $50 per occupant 18 years of age & older

  • All application processing fees are non refundable regardless of results

  • All properties require a security deposit amount equal to ONE MONTHS RENT. Additional security deposit may be required per owner’s request.

  • Each pet requires owner approval. If approved a $300 non-refundable fee per pet is due upon move-in.

Agent Referrals 

  • North Carolina Licensed Real Estate Agents who assist TradeMark Residential with property showings are required to submit a completed Agent Referral Form along with their client’s application.

  • The Licensed Real Estate Agent’s Real Estate Company will receive the commission check within 30 days from the day their client takes occupancy of a TradeMark Residential Property.

Applications  

  • Please fill out the rental application completely. Applications will not be run until the non-refundable application fee has been paid and a fully completed application has been submitted.

  • Tax Credit sanctioned homes require a tax credit application. Affordable housing homes are not necessarily Tax Credit sanctioned properties. Tax Credit classification will be noted in property advertisement.

  • Apartment community application process may differ. Please consult a leasing agent for additional information.
